What each service covers

Reactive maintenance

Called out and dealt with, across a portfolio. Reactive work is judged on how fast somebody turns up and whether the problem comes back, so it is logged, attended and reported rather than absorbed into a monthly figure nobody can interrogate.

Planned preventative maintenance

The planned programme that keeps property let and open: the work you schedule so it never becomes a call-out. Priced as a written schedule against the asset, so an estates team can see what is being done, when, and what each element costs.

Commercial refurbishments

Trading refurbishments, bar builds and full interiors. On a trading site the programme is the price — every day the doors stay shut is takings gone, so the date we agree is the date we work back from, sequencing the noisy and long-lead work where it costs least.

Heritage, commercial

Listed and period commercial property, where what you may change is decided before the programme is. The constraints come first, the sequence follows, and the making-good is part of the price rather than a variation at the end.

Framework work

Named-supplier and framework work, priced to the schedule. Rates agreed up front, works instructed against them, and the same team turning up each time — which is the point of a framework and the reason it is worth holding.

Q.01What commercial work do SG Refurbishments take on?

Pub, bar and hospitality fit-out is the work we do most of — trading refurbishments, bar builds, back of house and full interiors. Alongside it we take on offices, retail and business premises, and the domestic side of a portfolio: voids turned round, tenant make-goods and the planned maintenance that keeps property let.

Q.02Who do SG Refurbishments carry out commercial work for?

National pub and hospitality operators, landlords, managing agents, estates teams and main contractors. We do not publish client names.

Q.03Can you work in premises that are still trading?

Yes. A good deal of our commercial work happens in occupied premises — night and early-morning shifts, hoardings and dust protection, protected routes for staff and customers, and back of house handed back in commission before the next section comes apart. Where a scheme can be phased to keep part of a site trading, we will price it that way and say what it costs you either way.

Q.04What areas do you cover for commercial work?

We are based at 27 High Street, Godstone, Surrey RH9 8LS, and for contract work we go wherever the estate is: London, Kent, Essex, Sussex, the South East and down to the coast. If you run sites across a region, distance is not the deciding factor — the programme is.

Q.05How is commercial work priced?

As a written schedule, element by element, with what each part costs and why it is there, rather than a single figure you have to take on trust. That is what lets an estates team check it against their own numbers, and what makes a variation an honest conversation rather than an argument at the end.

Q.06Do you use subcontractors?

Yes, for some trades. Our own settled team does the building work — brickwork, carpentry, plastering, groundworks, and kitchen and bathroom fitting. Specialist trades such as electrics, roofing, decorating and fencing are brought in and managed by us. Either way, one firm stays answerable for the whole job from first survey to final handover.
