Property Maintenance in Woldingham (CR3)
Woldingham is a village of large detached houses on big, mature plots, many of them inside the Surrey Hills Area of Outstanding Natural Beauty. On a house of that size the outside decoration is not cosmetic — it is the layer keeping water out of the timber and the wall, and what sits underneath it decides how long it lasts.
The preparation is the job
Most external repainting fails because of what was underneath it rather than because of the paint.
A coating applied over damp timber, over a surface that was not cut back to something sound, or over a joint that is still open will lift within a season or two. Doing it properly means the repairs come first: cutting out rotten sections of sill, fascia, bargeboard or frame and splicing in new timber, raking out and repointing failed joints, cutting back and rebuilding loose render, and making sure the gutters above are not keeping the wall wet in the first place. Only then is there any point priming and coating. That order is why external decoration on a large house is really a building job with painting at the end of it, rather than the other way round.
A large house on a mature plot
On a house this size there is simply more of everything, and a good deal of it is out of sight. The elevations nobody walks past go longest without a look, and on a big, well-screened plot the same is true of the garaging, the boundary walls and the gates. None of that argues for doing everything at once. A face at a time, when that face needs it, is both cheaper and better than a full repaint on a fixed cycle, and the useful first step is a walk round the whole property with a list written down — timber and its paintwork, pointing and render, sills and copings, gutters and downpipes — so what needs doing now is separated from what can wait a year.
Access, the setting, and getting to the work
Getting to the work is a real part of the cost on a house of this size, and it belongs in the price as its own item rather than as a surprise.
The village runs from the centre and Station Road out to the private and gated roads, and where access is private the arrangements for equipment and deliveries are worth agreeing before anything is booked rather than at the gate. Many of the houses here sit within the Surrey Hills Area of Outstanding Natural Beauty, which can bear on anything altering how a building looks, so that gets checked at the survey too. We are a short drive over the North Downs from the office in Godstone, which keeps site visits, deliveries and coming back to look at something afterwards straightforward.

Common questions
Q.01Who actually carries out the work?
The timber repairs, masonry and making good are done by SG's own carpenters, bricklayers and plasterers. The decorating itself is a specialist trade, so it is carried out by decorators we have worked with for years, brought in and run by us, with one firm answerable for the finish.
Q.02Can rotten timber be repaired instead of replaced?
A good deal of it usually can. Sound timber is cut back and new sections spliced in and finished, which keeps the original detail and costs less than replacing a whole window or a full run of fascia.
Q.03Do we have to repaint the whole house at once?
No, and it is often better not to. Doing an elevation when that elevation needs it spreads the cost and matches the work to the actual weathering rather than to a calendar.
Q.04Is access down a private road a problem?
Not if it is arranged first. Where a road is private or gated we agree access, deliveries and where equipment can stand at the survey, and plan the work around what is agreed rather than sorting it out at the gate.
