Central Heating and Plumbing in Woldingham (CR3)
Woldingham is large detached houses on big mature plots, much of the village inside the Surrey Hills AONB, from Station Road out to the private and gated roads. Where a house of that kind has been altered over the years the heating has usually grown alongside it — a leg added here, a radiator there — until nobody is quite sure what the boiler is being asked to do.
Start with the heat loss, not with a bigger boiler
The instinct when a large house never feels warm is to fit a bigger boiler, and it is usually the wrong move.
An oversized boiler short-cycles, which wastes gas and shortens its life, and it still cannot push heat through a radiator that is too small for the room it sits in. The right starting point is a heat loss figure worked out room by room: dimensions, how the walls are built, how much glazing there is, what sits above and below. Zones, so you are not heating the house for one room
A large footprint on a single heating zone means the whole house comes on because somebody wants one end of it warm. Splitting the system into zones — typically by floor or by wing, each with its own thermostat and its own times — puts a stop to that, and on a house this size it makes a noticeable difference to what the heating costs to run. Thermostatic valves on the radiators do the fine trimming within a zone. How involved the work is depends entirely on where the pipework runs and how accessible it is, which is something we look at properly at the survey. Done during other building work, while floors are up, it is a fraction of the cost of doing it afterwards.
The changeover, and who does what
Draining and replacing a system means the heating and hot water are off for part of it, and on an occupied house that should be a date in the diary rather than a surprise on the morning.
We agree which day the system comes down and when it goes back on before the work starts, and we say which rooms are affected on which days. Heating and gas engineers are brought in and run by us; our own carpenters, bricklayers and plasterers handle the floors, chases, boxing and making good, and SG stays answerable for the whole of it. On a house of this size that single point of responsibility is most of the value, because a large system touches nearly every room and there is no useful version of it where you are the one coordinating the trades.
